Commercial real estate

Durable property in unglamorous corners of the market

Alongside our primary land focus, we consider select properties where demand is local, replacement cost is meaningful, and operations reward attention.

Focus areas

Three property types

Each sector is considered on its own terms, with its own operating assumptions and reserve standards.

Self Storage property

Self Storage

Self storage gives individuals and businesses a secure, convenient place to keep their belongings. With steady demand driven by moves, downsizing, and growing households, these facilities offer reliable income, low maintenance needs, and strong performance across changing markets.

Flex Space property

Flex Space

Flex space combines office, warehouse, and light industrial uses in one adaptable building. It serves small businesses, contractors, and growing companies that need room to work, store, and operate under one roof, which makes it a versatile investment with broad tenant appeal.

Multi-Family property

Multi-Family

Multi-family properties provide homes for several households within a single building or community. Housing is a lasting need, and these properties deliver consistent rental income, spread risk across many units, and build long-term value as communities grow.

Investment criteria

Target markets and buy box

Our reach is deliberately narrow. We would rather know a handful of markets well than price a wide map we cannot serve, so the lists below describe where we work and what we are prepared to purchase.

Where we look

  • Massachusetts first: Central Massachusetts, the South Coast, and Cape Cod, where we know the towns and the people
  • Towns in growth, with expanding housing, retail, and employment rather than stagnant ones
  • Areas where new construction is limited and existing space is genuinely hard to replace
  • Sites with strong access, near highways, transit, ports, or regional job centers
  • Southern New Hampshire, Rhode Island, and eastern Connecticut when the opportunity is clearly better there

What we look to buy

  • Purchase prices from roughly $750,000 to $15 million, one property or a small group
  • Clear title, legal access, and no unresolved zoning or environmental questions
  • Demand we can verify with leases, recent sales, or a waiting list
  • A realistic path to full occupancy within two to three years
  • A clear reason the property will still be worth owning in five years
  • Willing sellers; we consider seller financing, ground leases, and staged closings

Brokers and sellers

We review every submission and respond with a clear yes or no. Broker relationships are protected and fees are paid at closing.

Owners who would prefer payment over time can read about flexible seller financing.
